Gurugram: Upkeep transfer property on low

Residents of Palm Grove Heights residential project which is located in sector 52, are angry with the constructor for not transferring maintenance responsibilities to the RWA.

Based on a complaint lodged by them, the senior town maker (STP) of Gurgaon directed the developer, Ardee infrastructure Pvt. Ltd, to hand over the maintenance on March 28.

"It is found that you have not handed over the condominium of administrative prices to the RWA after the grant of occupation certificate where as per the provisions of the Hayrana flat ownership Act, 1992, it is required to hand over the condominium of the colony to RWA within 90 days after the grant of occupation certificate, "reads the letter from STP, a copy of which is with propertywala.

In other states, "Therefore, you are directed to hand over the condominium of administrative prices to the RWA under the intimation of this office as soon as."

Although, the residents told propertywala that the developer had received the occupation certificates in 17 November 2017. "They were supposed to hand over maintenance to us certainly after that, " said Naresh Kushlani, RWA President. "We paid the maintenance at the rate of Rs 3.16 per every sq. ft. yet we were not given proper services."

The residents said that the bitterness over lack of upkeep was increasing among them. "the RWA has its own security guards employed in the society. Various residents have stopped paying any maintenance charges to the developer, "told Nishant, another resident.
